Buy Property Medellin is a buyer-side referrer, not a real estate agency. We introduce qualified foreign buyers to vetted local brokers, and the broker pays us on close. That is the whole model.
Who is behind this
Andy. I live in Medellin full-time and run a small network of Colombia-focused sites covering property, rentals, and residency. This site is the Medellin-specific piece of that network. When you message us, you are messaging me directly — not an assistant, not a bot, not a rotating pool of SDRs.
What we actually do
Three things:
- Take your brief (via La Fachada or WhatsApp) and match it against our short vetted roster of brokers.
- Make the introduction directly on WhatsApp, usually within one business day.
- Stay out of the way once you and the broker are talking.
That is it. We do not shortlist properties for you, we do not negotiate on your behalf, we do not draft your promesa. The broker does all of that — because they are the licensed party and because they know your barrio better than any referrer possibly could.
How we make money
The buyer pays nothing. Ever. On any deal that closes through an introduction we make, the broker pays us a referral fee out of their standard commission. If nothing closes, no money changes hands. There is no monthly fee, no consultation charge, no locked deposit.
This structure is important because it aligns everyone. If the broker cannot close you on something honest and appropriate, they earn nothing and neither do we. The perverse incentive to push you into whatever is convenient does not exist.
What we will not do
- We do not maintain a listings portal. Colombia has no MLS and asking prices float free of reality. Listing sites are useful for browsing pictures; they are misleading for pricing.
- We do not present ourselves as licensed brokers. In Colombia the licensed relationship is between you and the broker who closes your deal.
- We do not accept payment from buyers. If we ever change this, we will say so loudly.
- We do not sell your data to lead resellers. Your brief goes to one broker at a time, and only after we have matched them to your criteria.
Why Medellin, specifically
Because Medellin is a stack of thirteen very different real-estate markets that get flattened by international coverage into "Medellin." Poblado is not Laureles. Envigado is not Sabaneta. Llanogrande has different weather than any of them. The value we add is knowing which broker actually has inventory in the specific corner you are targeting, in the specific budget, with the specific building profile you want. That is a Medellin-scale problem, not a Colombia-scale one — and it needs someone Medellin-scale to solve.
