Buyer guide

Start here before you ask for Medellín listings

A useful buyer brief is more valuable than a pile of listings. Nail the neighborhood, building profile, budget and timing first.

Choose the life before the building

Walkability, hillside access, commute, noise, nightlife, airport access and daily errands can change the right neighborhood more than another 10 m² of interior space.

Set a total budget

Keep room for transaction costs, furnishing, repairs and the first year of carrying costs. “Maximum purchase price” and “maximum all-in spend” should not be the same number.

Write the non-negotiables

Bedrooms, parking, elevator, pets, views, balcony, building age, short-stay intent and whether you will own a car. These are matching fields, not decoration.

Use a broker for a lane

The best match is usually a professional who works the specific neighborhood and budget you want, not the person with the biggest Instagram following.

What happens after the brief

We review the brief, match it to relevant local professionals, and make introductions only where the geography and client fit make sense.
