Who we are
Buy Property Medellin is an independent buyer-introduction service operated by Andy, based in Medellin. It is not an incorporated real estate agency, not a licensed broker, and not affiliated with any specific brokerage. Introductions we make are non-exclusive on both sides.
Not advice
Nothing on this site is legal advice, tax advice, immigration advice, or investment advice. Numbers about SMMLV, visa thresholds, closing costs, and tax mechanics are educational summaries as of August 2026 and change. Verify with a qualified professional before making decisions with real money.
Editorial standards
We do not fabricate statistics, testimonials, or reviews. Where we cite a peso figure indexed to the minimum wage, we note the year. Where we give a USD approximation, we note that it depends on the current TRM. Where we do not know something, we say so.
Referral fee disclosure
When a real estate transaction closes between you and a broker to whom we introduced you, that broker pays us a referral fee out of their standard commission. This is disclosed here, in the footer of every page, and in our About page. You pay nothing.
No warranty on introductions
We do our best to match brief to broker, but we do not warrant that any given broker will have the right inventory at the right time, will respond within a specific window, or will offer any specific price. If a match does not work, tell us and we will try again.
No guarantee on outcomes
Real estate outcomes depend on many things we do not control — market movements, seller behaviour, notary timelines, banking regulations, exchange rates, personal financial changes. We make no guarantee that any transaction introduced through us will close, will close on any specific timeline, or will produce any specific financial result.

We link to other sites (in our own network and outside it) that we think are useful. We are not responsible for the content, accuracy, or availability of those sites. Affiliate links are marked at the point of linking.
Intellectual property
Site content is copyright Buy Property Medellin except where credited otherwise. Quoting for review or commentary is fine; wholesale republication is not. Photographs on this site are either generated for our own use or licensed appropriately.
Limitation of liability
To the maximum extent permitted by law, we accept no liability for indirect or consequential loss arising from your use of this site or from any introduction we make. If a court finds us liable for something despite this, our total liability is limited to any referral fee we earned on the transaction in question.
Governing law
These terms are governed by the laws of Colombia. Any dispute will be resolved in the competent courts of Medellin.

We may update these terms. Material changes are noted with an updated last-updated date above.
