What does this cost me?
Nothing. Buyers never pay us. The broker we introduce you to pays a referral fee out of their standard commission when a deal closes. If nothing closes, no money changes hands anywhere.
Are you a licensed real estate broker?
No, and that is deliberate. Colombia does not have a licensed broker system in the sense a US buyer expects — but even where it exists (Lonja membership, etc.) we would not take that role. We are a referrer. The broker you close with is who represents you.
Why not just contact brokers directly?
You can, and some people do. The value we add is filtering: we know which brokers have actual current inventory in your target barrio and budget, which speak the language you need, and which are currently responsive. It saves you the two weeks of first-message-into-a-void that most foreign buyers describe.
Do you work outside Medellin?

What if I want to rent first?
Reasonable. Most buyers we work with rent a month in their target barrio before committing. Our rental network is rentmedellin.co — same operator, separate site.
What about the investor visa?
Our visa-specific reference site is colombiainvestorvisa.com. Short version: the deed value at registration must clear 350 SMMLV (for the M) or 650 SMMLV (for the R). Do not under-declare on the deed to save transfer tax — it disqualifies your visa.
Will you tell me what my property is worth?
Not blind, no — that requires seeing the unit, the building, and the certificado. But a broker on our roster will, and their comparables come from actual closings on the block, not portal asking prices.
